Does it change the room's layout?

No, and that is the point. Cabinet positions, the island, the sink, the hob, sanitaryware, windows, doors and the room's dimensions are all held exactly as photographed. Only surfaces are replaced. A renovation image that moves the island is a picture of a different house.

Do I have to disclose a virtually renovated photo?

Yes. When should I brush the area instead of renovating the whole photo?

Brush whenever only part of the frame should change — one wall, the worktop but not the cabinets, the floor in a room that opens onto another. Brushing also protects everything outside it exactly, because the result is clipped back to what you painted rather than re-rendered.
