What a staged dining room contains

A table sized to the floor space with chairs that leave room to pull out, a rug wide enough that the back legs stay on it when someone sits, a sideboard against a free wall, and something on the table so it does not read as showroom stock. Art or a mirror goes on the largest clear wall.

What stays exactly as you photographed it

Flooring, wall colour, window frames and any existing light fitting are preserved. If the room has a pendant already, the table is placed to sit under it rather than fighting it.

Shoot along the long axis

Dining rooms are usually rectangular, and a frame down the length shows how many people the room actually seats.

Leave the pull-out space visible

Chairs need roughly a metre behind them. If the frame stops at the wall, there is no way to show the room works at full capacity.

Include the pendant if there is one

An existing light fitting is the strongest clue about where the table belongs. Cropping it out removes the anchor.

Disclosing altered photos

Since January 1, 2026, California's AB 723 has required a visible disclosure and a link to the original photo on digitally altered listing images. Edits that change how a property looks are covered; routine colour and exposure fixes are not.

We checked 297 California listings whose own captions admit the photos were altered. 99% carry no publicly reachable link to the original image, which is the half of the statute almost everyone misses.

How many chairs will the AI put around the table?

As many as the floor space actually supports, which is usually four or six. Overfilling a small dining room is the fastest way to make it look smaller than it is.

Can you stage an open-plan kitchen and dining space?

Yes. Upload it as one photo and it is treated as one room, so the dining furniture is placed in a way that works with the kitchen already in the shot.

What if the room has no obvious dining area?

Then it is worth staging it as something else. A room that only just fits a table often shows better as a home office or a snug, and you can render both and choose.
