Why Virtually Stage a Living Room?
Empty rooms look cold and small. Help buyers visualize their future home with virtual staging.
Physical staging: $1,500 median
NAR puts the median cost of a staging service at $1,500 per home, and $500 when the sellers' agent stages it themselves. Virtual staging is priced per photo instead.

49% saw a faster sale
In NAR's 2025 survey, 49% of sellers' agents said staging reduced the time a home spent on the market, and 29% reported a 1% to 10% increase in the dollar value offered.
Among sellers' agents who stage, 91% stage the living room. 37% of buyers' agents name it the single most important room to stage.
NAR surveyed home staging in general. The survey does not separate virtual staging from physically furnished staging.
Source: National Association of REALTORS®, 2025 Profile of Home Staging (May 6, 2025). Surveyed February 2025. NAR invited a random sample of 49,806 active Realtors and received 1,266 usable responses, a 2.5% response rate.
What a staged living room contains
A typical render puts a sofa along the longest usable wall, a coffee table in front of it, and a rug large enough that the front legs of the seating sit on it. Around that go one or two accent chairs, a floor lamp, and art at eye level. Where the room has a fireplace or an obvious TV wall, the layout is anchored to that feature rather than to wherever the camera happened to be.
What stays exactly as you photographed it
Walls, flooring, window frames, radiators and the fireplace surround are architecture, and staging leaves all of it alone. Only furniture and decor are added. If the wall colour or the flooring is the thing holding the photo back, that is a job for the renovation tool instead.
Shooting an empty living room
Stand in a corner, not the doorway
A corner gives two walls and a clear floor plane to work with. A straight-on shot from the door flattens the room, and the sofa ends up with nowhere convincing to sit.
Keep the floor in the frame
Rugs and furniture legs need ground. If the bottom of the frame cuts off above the skirting board, there is nothing for the furniture to stand on and the result reads as pasted in.
Hold the highlights in the window
The living room is usually the brightest room in a listing. A completely blown-out window leaves no readable light direction, so shadows on the new furniture can end up pointing the wrong way. Bracket the shot if you have to.

Disclosing altered photos
Since January 1, 2026, California's AB 723 has required a visible disclosure and a link to the original photo on digitally altered listing images. Edits that change how a property looks are covered; routine colour and exposure fixes are not.
We checked 297 California listings whose own captions admit the photos were altered. 99% carry no publicly reachable link to the original image, which is the half of the statute almost everyone misses.

Living Room staging questions
What furniture does AI staging add to a living room?
Seating scaled to the room, a coffee table, a rug, lighting and wall art, arranged around whatever the room already treats as its focal point. You pick the style, and the furniture selection follows from it.
Can you stage a living room that still has furniture in it?
You can, but clearing it first gives a better result. Run the declutter tool to empty the room, then stage the empty version. Layering new furniture over old leaves the model working around shapes that are no longer meant to be there.
Will the staged furniture match the light in my photo?
The lighting direction and colour are read from the photo you upload, and shadows are cast to match it. That is why an evenly lit source photo matters more than a bright one.
How many angles of a living room should I stage?
Two covers most listings: a wide corner shot and one from the opposite side. If you stage more than one angle of the same room, use multi-angle staging so the furniture stays the same between the photos.
