What a staged bathroom contains

Bathrooms are dressed rather than furnished. A render adds folded towels on a rail or a ladder, a bath mat, a tray of bottles on the vanity, greenery that suits a humid room, and sometimes a stool beside the bath. The aim is to make a clean, empty room look cared for.

What staging will not do to a bathroom

Tiles, grout, the bath, basin, toilet, shower screen and any existing sealant stay exactly as photographed. If the tiling is what needs to change, staging is not the tool for it.

Shoot from the doorway, low and wide

Most bathrooms leave no room to back up. From the door at chest height you get the vanity and the bath in one frame without distorting either.

Check the mirror before you press the shutter

Whatever the mirror reflects is kept. If you or the tripod are in it, you are in the finished photo too. Step out of the reflection, or clear it afterwards with the object remover.

Close the toilet lid

It is the small thing every listing photographer already knows, and it matters more once the rest of the room has been styled around it.

Disclosing altered photos

Since January 1, 2026, California's AB 723 has required a visible disclosure and a link to the original photo on digitally altered listing images. Edits that change how a property looks are covered; routine colour and exposure fixes are not.

We checked 297 California listings whose own captions admit the photos were altered. 99% carry no publicly reachable link to the original image, which is the half of the statute almost everyone misses.

Bathroom staging questions

Can staging remove me from the bathroom mirror?

Not on its own, because reflections are preserved along with the rest of the room. Run the object remover on the reflection first, then stage the cleaned photo.

Will virtual staging retile my bathroom?

No. Tiling, sanitaryware and the shower screen are all preserved. Staging adds towels, plants and accessories on top of the room as it is.

Is staging a bathroom worth a credit?

It helps most in a bathroom that is clean but completely bare, where a buyer has nothing to judge scale or warmth against. A bathroom that already looks lived in gains less from it.
